The Krog District

Our team strategically evaluated a series of parcels in and around Krog Street Market to address the lack of connectivity between independent properties and venues with the end goal of bolstering development and activation potential. The final development includes two new mixed-use buildings, an additional boutique office building with two levels of retail anchoring the BeltLine at Lake Avenue, and a parking garage with ground level retail activating Krog Street. These individual assets combine to collectively enhance pedestrian traffic and connectivity to the BeltLine.

Design Challenge

The design team approached this project with a goal of maximizing the site’s potential while being sensitive to the surrounding community. Through adaptive reuse and new construction, the area is further densified, and a dynamic, vibrant environment resulted. The team removed an aging, hazardous single-story butler building and tucked a multi-level parking garage behind a new office and retail building, addressing a much-needed lack of parking without compromising on the pedestrian-oriented focus of the Krog District. A vacant lot was also converted into a three-story mixed-use building, providing additional space for sought after retailers. This creative repurposing of underutilized structures and land positively impacts the market area and showcases a commitment to sustainability in design.

Overcoming obstacles during development is a challenge, but it can also be an opportunity to showcase innovation and creativity. In this case, the development team worked tirelessly with the neighborhood to ensure the design was sensitive to the community’s needs. Additionally, close collaboration with the Atlanta BeltLine ensured the project was both economically viable and able to adapt to the trail’s future needs. A significant obstacle arose when the BeltLine required a change late in the design process to accommodate the possibility of future transit. This required removing or relocating the building’s signature “front porch” facing the BeltLine. Rather than sacrificing the critical program, the team redesigned the building to incorporate the porch within the building without a loss of interior leasable area.
